BOOKING POLICY

• Minimum 2 night stay for Mayan Luxe Villas House.
• Villas 1 and 4 with spa – minimum 2 night stay.
• Villas 2 and 3 – minimum 1 night stay.
• 50% deposit required on booking.
• 50% payment deducted 10 days prior to arrival.

CHECK-IN AND CHECK-OUT

• Check-in time strictly after 1.00pm. Check-out time strictly before 10.00am.

CANCELLATION POLICY

• Cancellations with less than 30 days notice in writing will incur a 50% fee.
• No-shows will incur a 100% fee.

CHILD POLICY 

• Children over 2yo are counted as guests. Note: we do not provide cots for children.
• Not all villas are fenced so adults must ensure the safety of children at all times, particularly around water.

PET POLICY

• Pets are allowed by prior arrangement only.

• There is an additional $40 per pet/per stay to cover additional cleaning (2 v small pets = 1 pet).

• No barking dogs please … a happy bark now and then is fine but continual barking won’t be tolerated. We like our neighbours and we want them to continue to like us as well.

• No pets on furniture or beds. If you think your pet may struggle with this rule bring a throw rug.

• All dog messes must be collected and disposed of in the bin.

• For the safety of your pet, our livestock and local wildlife, your pet must be supervised at all times. Dogs should not be left alone without adherence to these rules.

• Please do not let your pet wander in the paddocks – put your pooch on a lead for walks.

  Note: Mayan Luxe Villas House is NOT dog-fenced.
  Mayan Farm Villas 1- Karinya, and 4 – Cooinda have a small outside fenced area for dogs.

NOISE POLICY

• Council regulations require that there is no loud outside noise post 9.30pm.
• If you are unable to manage the level of noise in the outdoor spaces after 9:30 pm on your own, we will send a text and possibly call.
• If we can’t get in contact with you, we will attend your villa and deliver the communication in person … which none of us wants.
• Handy hint: If planning on enjoying the outdoor spaces, set an alarm for 9:30pm so you know to tone it down a little if needed (especially music).

VISITOR POLICY

You must advise us prior to your arrival of ANY proposed visitors to Mayan Luxe Villas during your stay.

• If you have any proposed friends/family visiting during your stay who are not paying guests, you MUST let us know in advance.
• If you plan on increasing your guest numbers please advise us immediately.
