Mayan Luxe Villas House is a private property. A booking includes exclusive use of the plunge pool, pizza oven, fire pit and outdoor bathtub with a view. It offers a KB East Wing Villa, KB West Wing Villa and Central Entertaining Pavilion with QB bedroom.

NEW! Mayan Farm Villas

Our 4 new Mayan Farm Villas are separate from each other along the Kin Kin Creek. Bookings are available for:

K’gari – Villa 3
Cooinda – Villa 4

Each villa sleeps 2pp comfortably but can sleep 4. Please email us for details if you have more than 2 guests.

BOOKING POLICY

• Minimum 2 night stay.
• 50% deposit required on booking.
• 50% payment deducted 7 days prior to arrival.

CHECK-IN AND CHECK-OUT

• Check-in time strictly after 1.00pm. Check-out time strictly before 10.00am.

CANCELLATION POLICY

• Cancellations with less than 30 days notice in writing will incur a 50% fee.
• No-shows will incur a 100% fee.

CHILD POLICY 

• Children over 2yo are counted as guests. Note: we do not provide cots for children.
• Not all villas are fenced so adults must ensure the safety of children at all times, particularly around water.

PET POLICY

• Pets are allowed by prior arrangement only please.
• We request an additional $40 pet fee to cover additional cleaning. (This may alter slightly eg. 2 very small dogs = 1 pet).
• The Mayan Luxe Villas House is not dog fenced so for the safety of your pet, our livestock and local wildlife, your pet must be supervised at all times.
• Mayan Farm Villas 1- Karinya and 4 – Cooinda are fenced for dogs.
• Mayan Luxe Villas House does not have dog fencing, so dogs cannot be left alone without prior arrangement.
• Wild dogs have been sighted in the area in the past, so please do not let your pet wander in the paddocks.
• No barking dogs please … a happy bark now and then is fine but continual barking won’t be tolerated. We like our neighbours and we want them to continue to like us as well.
• We prefer no pets on furniture or beds, so if you think your pet may struggle with this rule please bring a throw rug.
• All dog messes MUST be collected and disposed of in the bin before check-out.

NOISE POLICY

• Council regulations require that there is no loud outside noise post 9.30pm.
• If you are unable to manage the level of noise in the outdoor spaces after 9:30 pm on your own, we will send a text and possibly call.
• If we can’t get in contact with you, we will attend your villa and deliver the communication in person … which none of us wants.
• Handy hint: If planning on enjoying the outdoor spaces, set an alarm for 9:30pm so you know to tone it down a little if needed (especially music).

VISITOR POLICY

You must advise us prior to your arrival of ANY proposed visitors to Mayan Luxe Villas during your stay.

• If you have any proposed friends/family visiting during your stay who are not paying guests, you MUST let us know in advance.
• If you plan on increasing your guest numbers please advise us immediately.
